A kitchen in a 1920s Belleview-era home on one of the Nolen-planned bluff streets is a completely different job than a kitchen in a mid-century estate in the Country Club Addition or a waterfront home on the Intracoastal bluff. The older Belleview-era houses bring plaster walls, narrow doorways, and original trim worth keeping. Mid-century estates near the Belleair Country Club often need slab plumbing reroutes and updated wiring. Homes on the water add salt-air exposure and flood-zone review, and the newer golf-course estate communities around the Pelican Golf Club come with HOA architectural review.
