Madeira Beach's Trusted Condo Remodeler

What We Remodel in Madeira Beach Condos

Condo remodeling in Madeira Beach is its own discipline. A unit sits inside a shared building, so the finished space has to respect the association's rules, the City of Madeira Beach permit, and the plumbing and structure the whole building depends on. Many of these units are also income properties, which means the remodel has to fit between rental seasons. CMK Construction has spent over two decades doing exactly that, from a single condo bathroom off Gulf Boulevard to a full-unit gut near John's Pass Village. Condo work is one part of our full range of remodeling services in Madeira Beach.

Condo kitchens. Galley kitchens sealed off from the Gulf view get opened up where the structure allows, with custom cabinetry, quartz or granite counters, and salt-air-rated hardware. See our condo kitchen remodeling in Madeira Beach for the full scope.

Condo bathrooms. Primary and guest baths are reworked within the building's wet walls, with walk-in showers, new tile, and fixtures chosen to resist Gulf-side corrosion and constant use. Explore our Madeira Beach bathroom remodeling options.

Full-unit remodels. When you want the whole condo redone, one accountable team handles the kitchen, the baths, flooring, and finishes together, sequenced around one elevator reservation, one set of association approvals, and your rental calendar. It is part of our wider condo remodeling practice across the Gulf Coast.

Built for Rental and Investor-Owned Units

Remodeling a Madeira Beach Rental Condo Between Seasons

Madeira Beach is one of the busiest vacation-rental markets on the Gulf Coast, and a large share of the condo inventory here is income property. Owners at buildings like Madeira Beach Yacht Club, Beach Place, Madeira Norte, Sea Breeze of Madeira, Sandy Shores, and Madeira Bay Resort, and along Gulf Boulevard, near John's Pass Village, and on the Crystal Island canals, are not just remodeling a home. They are protecting a booking calendar. For an investor, every week the unit is out of service is a week of lost bookings, so condo remodeling in Madeira Beach is as much a scheduling problem as a construction one. That is the part most contractors get wrong, and the part CMK is built to handle.

Over two decades of Gulf-side condo work, the same three demands come up on almost every rental unit: fit the loud work into the off-season, choose finishes that survive heavy guest turnover, and hit a firm rent-ready date. Here is how we manage each one so the unit earns again as fast as possible.

Scheduling the remodel into the off-season and between bookings

The winter and spring high season is when a Madeira Beach rental earns the most, so the goal is to do the disruptive work when the unit would sit empty anyway. We plan the remodel around your reservation calendar, targeting the slower late-summer and shoulder-season windows or a deliberate gap between bookings, and we compress the noisy phases like demolition and rough-in into the tightest block the building's work-hour rules allow. Because we order long-lead items such as cabinets, stone, and tile before demolition begins, the unit is not sitting torn apart waiting on a delivery while the calendar burns. When a booking is fixed and cannot move, we sequence around it rather than asking you to cancel a paying guest.

Choosing finishes that survive heavy guest turnover

A rental unit takes years of wear in a single season. Renters are hard on a condo in a way owners never are, so a finish that photographs well but scratches, stains, or corrodes is a false economy. For high-turnover units we steer owners toward materials chosen for durability first: quartz or quartzite counters that shrug off heat and stains, porcelain tile, vinyl plank flooring that handles sand and wet feet, commercial-grade faucets and fixtures rated for constant use, and scrubbable paint that cleans up between guests instead of needing a repaint. On Gulf-front units we add salt-air-rated hardware, hinges, and fasteners so the corrosion that eats standard fixtures does not force an early callback. The result is a unit that still looks new after seasons of guests and costs less to maintain between stays.

Sequencing so the unit is rent-ready by a target date

An income unit does not just need to be finished, it needs to be finished by a specific date so the next booking can check in. We build the schedule backward from that rent-ready target, set the association packet, elevator reservation, and inspections against it, and track the critical path so nothing quietly slips the handover. Your dedicated project manager updates you daily and flags any risk to the date early, while there is still time to adjust, rather than the week the guest is due to arrive. The finish work, the deep clean, and the final walkthrough are staged so you can list the unit with confidence, not hope.

Protecting your booking income and your neighbors

In a shared building, a remodel that runs long or upsets the board can cost far more than the construction itself. We reserve the freight or padded elevator, carry the certificate of insurance the association requires, protect the corridors and lobby, and keep the crew's footprint to the loading area the building assigns, all so the job never gets paused by management mid-season. Debris leaves on the building's schedule since most Gulf-front buildings do not allow an on-site dumpster. Keeping the building happy is part of keeping your unit earning.

We have run this play in rental unit after rental unit. The rental calendar, the durability spec, and the building's rules all become our problem to manage, not yours, which is exactly what a Madeira Beach investor needs from a condo remodel.

  • Remodel scheduled into the off-season or between bookings
  • Long-lead cabinets, stone, and tile ordered before demolition
  • Durable counters, porcelain tile, vinyl plank flooring, and commercial-grade fixtures
  • Salt-air-rated hardware and scrubbable paint for high-turnover units
  • Schedule built backward from your rent-ready target date

Approvals, Inspections & Building Rules

The Association and Permit Process for a Madeira Beach Condo

A condo remodel has to clear three tracks at once: your association, the City of Madeira Beach, and Florida's building-safety rules. CMK runs all three so the job starts clean and passes on the first look.

City of Madeira Beach permits

Madeira Beach is its own incorporated barrier-island city, so any condo remodel involving plumbing, electrical, or structural work is permitted through the City of Madeira Beach building department rather than Pinellas County. We prepare the drawings, pull the permit, and schedule every inspection under our State Certified General Contractor license, CGC 1516665, with in-house licensed plumbing (CFC 1430533) and Registered Electrical Contractor ER 13016498. You never visit the permit counter.

HOA architectural review and the application packet

Almost every building requires the board or its architectural committee to approve the work before it begins. That packet typically includes the scope, drawings, a contractor license and insurance certificate, and a signed alteration agreement. Approval lead time runs from a couple of weeks to a couple of months depending on how often the board meets. We assemble the packet and work with your building manager so it is complete the first time, instead of bouncing back for a missing document that pushes your rent-ready date.

Florida milestone inspections and the reserve study

Since the 2022 condo-safety law, buildings three stories and taller face milestone structural inspections and a Structural Integrity Reserve Study, or SIRS, on a set schedule. When one of these is underway it can affect building access, assessments, and timing. We ask about it up front so your remodel is sequenced around any inspection or reserve work the association has scheduled, rather than colliding with it.

Elevator reservation and certificate of insurance

Most buildings require a reserved freight or padded elevator for deliveries and demolition, plus a certificate of insurance naming the association as additional insured before anyone starts. Some also hold a refundable damage deposit. We handle the COI and the elevator booking with management as part of mobilizing the job.

Work hours, seasonal windows, and debris

Buildings set the hours crews can run noisy work, and many restrict or pause construction during the peak winter season for the sake of guests and seasonal residents. That seasonal window is exactly why we plan a rental remodel into the off-season. With no on-site dumpster allowed at most Gulf-front buildings, debris leaves through the service elevator on the schedule the building sets. We build all of this into the project calendar before demo day.

Plumbing stacks, risers, wet walls, and slab penetrations

The building's plumbing stacks and risers are shared and generally fixed, the shared wet walls are off limits, and cutting new penetrations through a post-tensioned or reinforced concrete slab is restricted or prohibited without engineering and association sign-off. That is why a condo kitchen or bath is designed to work with the existing wet walls and drain locations rather than moving them freely. Where a change is truly needed, we bring in the engineering and approvals the building requires before any work touches the structure.

Smart Questions for Your Madeira Beach Condo Remodel Estimate

Estimates are where good and bad contractors look the most alike. These are the questions that separate them, worth asking any Madeira Beach company before signing a contract, not just CMK, and doubly important when the work happens inside a shared building on a rental calendar.

  • Are you licensed and insured in Florida?

Why it matters: Unlicensed contractors can void your insurance and leave you personally liable for code violations.
Good answer: A state-issued CGC license number printed on every estimate, plus general liability and workers' comp on file. CMK is CGC 1516665 with Registered Electrical Contractor ER 13016498.

  • Do you pull all permits and handle the HOA packet?

Why it matters: Owner-pulled permits make you personally liable for code compliance, and a missing HOA document can stall the whole job.
Good answer: The contractor pulls every City of Madeira Beach or Pinellas County permit, assembles the HOA architectural-review packet, and schedules every inspection at no extra charge.

  • Can you work around my rental calendar?

Why it matters: A contractor who ignores your bookings can cost you a full season of income.
Good answer: A schedule built backward from your rent-ready date, with the loud work planned into the off-season or between guests and long-lead materials ordered before demolition.

  • What's your warranty, and what does it cover?

Why it matters: "We stand behind our work" is not a warranty. Get it in writing before you sign.
Good answer: A written, named warranty that covers both workmanship and materials for at least one year. CMK's Peace of Mind Warranty does both.

  • Can I see your showroom and pick materials in person?

Why it matters: Catalog-only selections lead to surprises on install day. Tile and stone look completely different under real lighting.
Good answer: A real, walkable showroom where you handle cabinet doors, countertop slabs, tile samples, and fixtures before anything is ordered. The 4,000 sq ft CMK Design Studio on W. Hillsborough Ave is open to active clients.

  • What's your project timeline, and how do you handle delays?

Why it matters: "It'll take a few months" is not a schedule. Vague timelines almost always slip, and in a rental that slip has a dollar cost.
Good answer: A written project schedule with named milestones (demo, rough-in, cabinet install, countertop template, final inspection) and weekly progress updates.

Common Questions

Questions Madeira Beach Condo Owners Ask Before Remodeling

Answers to the questions Madeira Beach condo owners and investors ask us most often about HOA approvals, permits, scheduling around the rental season, durable finishes, and timeline.

Yes. You can remodel a Madeira Beach condo, and it involves three approvals working together: your condo or HOA architectural review, a City of Madeira Beach building permit, and your building's rules for the elevator, insurance, and work hours. Inside the unit you can replace kitchens, baths, cabinets, counters, tile, flooring, and fixtures and update in-unit plumbing and electrical. The building's plumbing stacks, slab, and structural columns stay put, and CMK designs and manages the job around them.
Yes. Nearly every Gulf-front and rental building in Madeira Beach requires written architectural or association approval before work begins, along with a certificate of insurance naming the association and, in most buildings, a reserved elevator for material deliveries. CMK Construction prepares the application packet, coordinates with your building manager, and pulls the City of Madeira Beach permits on your behalf, so you are not stuck chasing paperwork between the board and the building department.
Madeira Beach is its own incorporated barrier-island city, so condo remodels involving plumbing, electrical, or structural work are permitted through the City of Madeira Beach building department rather than Pinellas County. Your association approval is separate from and in addition to the city permit. CMK handles both, plus every required inspection, at no extra charge.
Yes, and it is one of the main reasons Madeira Beach investors call us. We build the schedule backward from your first booking so the loudest work lands in the off-season or between guests, order long-lead items like cabinets and stone before demolition, and stage the job so the unit is rent-ready by your target date. Your project manager coordinates the association packet and elevator reservation around that same calendar to keep lost booking income to a minimum.
A condo kitchen or condo bathroom remodel usually runs 6 to 10 weeks from demolition to final walkthrough, and a full-unit condo remodel can run 12 to 20 weeks. Association architectural review, elevator scheduling, and seasonal work-hour restrictions can add time. Your dedicated project manager builds the schedule around your building's rules and your rental calendar and updates you daily throughout the job.
For a high-turnover rental we steer owners toward hard-wearing materials: quartz or quartzite counters, porcelain tile, vinyl plank flooring, commercial-grade faucets and fixtures, and scrubbable paint that cleans up between guests. On Gulf-front units we add salt-air-rated hardware and fasteners that resist corrosion. The goal is a unit that still looks new after seasons of guest wear and needs less maintenance between bookings.
