Condo Remodeling in Tampa, Across a Century of Bayfront Buildings

There is no single Tampa condo. The waterfront and downtown are stacked with buildings from wildly different decades, and each era was built with different plumbing, different electrical, different board cultures, and a different way of getting materials to your floor. A 1968 tower on Bayshore Boulevard has almost nothing in common with a brand-new high-rise off Water Street except the fact that both are condos. That spread is exactly why so many owners struggle to find a remodeler who fits their building. Condo remodeling in Tampa is really four or five different jobs wearing the same name, and CMK Construction has done all of them.

Here is how the work actually changes as you move from the oldest bayfront towers to the newest ones, and how we adapt the remodel to whichever building you own.

The 1960s and 1970s Bayshore Boulevard towers

The wall of mid-century towers running down Bayshore Boulevard, buildings like Harbour House at 2401 Bayshore and Monte Carlo Towers, are some of the most sought-after addresses in the city and some of the most demanding to remodel. Behind the drywall, many still carry their original cast-iron or galvanized drain lines and dated aluminum or undersized electrical. That means a real condo remodel in one of these towers usually starts inside the walls: replacing the plumbing and wiring that serves your unit before a single new cabinet or tile goes in. Skip that step, and you have a beautiful kitchen sitting on top of a fifty-year-old drain that will fail. We open a small area first, see what is actually there, and build the scope around it. The boards in these older buildings tend to be long-established and detail-oriented, so the alteration packet and certificate of insurance matter as much as the craftsmanship.

The 1990s and 2000s Harbour Island and downtown buildings

Move to Harbour Island and the mid-rise and high-rise buildings that filled in downtown through the 1990s and 2000s, buildings like Parkcrest on Harbour Island, and the systems get more modern but the layouts start to feel dated. These units were built with copper or PEX-era plumbing and grounded electrical, so the work shifts away from replacing infrastructure and toward reconfiguring space: taking down a non-structural wall to open a closed kitchen to the living room, replacing builder-grade cabinets and counters, and modernizing both baths. The building rules are stricter about elevator reservations and work hours than an older low-rise, and many have an on-site management office that signs off on the contractor before mobilization. That is routine for us.

The new Channel District and Water Street high-rises

The newest towers, the glass high-rises of the Channel District and the Water Street district, plus newer Bayshore addresses such as Parkside of One Bayshore, The Bellamy, 345 Bayshore, and Aquatica on Bayshore, along with the Towers of Channelside, come with modern systems already in place. Here the remodel is almost entirely about finishes and layout: stripping out the developer package, installing custom cabinetry and stone, and tailoring the unit to how you actually live. The constraints are logistical rather than structural. These buildings run tight, formal construction rules, single freight elevators shared by hundreds of units, strict noise windows, and impact glass and the building envelope that you design around rather than alter. We size slabs and cabinet runs to the elevator cab before ordering and sequence the whole job around the building's calendar.

The historic low-rise condos of Hyde Park and Davis Islands

Not every Tampa condo is a tower. Hyde Park and Davis Islands hold pockets of older, low-rise condominium buildings with real character, smaller associations, and their own quirks. The systems can be as old as the Bayshore towers, but the buildings are more forgiving on logistics, and the design goal is usually to update the unit without erasing what makes the building worth living in. We match cabinetry and finishes to the era of the building, update the plumbing and electrical inside the unit, and keep the character intact.

The Association and Permit Process for a Tampa Condo

A condo remodel has to clear three tracks at once: your board, the City of Tampa, and Florida's building-safety rules. CMK runs all three so the job starts clean and passes on the first look.

City of Tampa permits

Any condo remodel involving plumbing, electrical, or structural work is permitted through the City of Tampa building department. We prepare the drawings, pull the permit, and schedule every inspection under our State Certified General Contractor license, CGC 1516665, with in-house licensed plumbing (CFC 1430533) and Registered Electrical Contractor ER 13016498. You never visit the permit counter.

Board architectural review and the application packet

Almost every building requires the board or its architectural committee to approve the work before it begins. That packet typically includes the scope, drawings, a contractor license and insurance certificate, and a signed alteration agreement. Approval lead time runs from a couple of weeks to a couple of months depending on how often the board meets. We assemble the packet and work with your building manager so it is complete the first time, instead of bouncing back for a missing document.

Florida milestone inspections and the reserve study

Since the 2022 condo-safety law, buildings three stories and taller face milestone structural inspections and a Structural Integrity Reserve Study, or SIRS, on a set schedule. When one of these is underway it can affect building access, assessments, and timing. We ask about it up front so your remodel is sequenced around any inspection or reserve work the association has scheduled, rather than colliding with it.

Elevator reservation and certificate of insurance

Most buildings require a reserved freight or padded elevator for deliveries and demolition, plus a certificate of insurance naming the association as additional insured before anyone starts. Some also hold a refundable damage deposit. We handle the COI and the elevator booking with management as part of mobilizing the job.

Downtown loading, work hours, and debris

Downtown and high-rise buildings assign tight loading zones and set the hours crews can run noisy work, and many restrict deliveries and debris removal to specific windows. With no on-site dumpster allowed at most towers, debris leaves through the service elevator on the schedule the building sets. We build all of this into the project calendar before demo day so the job never stalls at the loading dock.

Plumbing stacks, risers, and slab penetrations

The building's plumbing stacks and risers are shared and generally fixed, and cutting new penetrations through a post-tensioned or reinforced concrete slab is restricted or prohibited without engineering and board sign-off. That is why a condo kitchen or bath is designed to work with the existing wet walls and drain locations rather than moving them freely. Where a change is truly needed, we bring in the engineering and approvals the building requires before any work touches the structure.

Flooring sound rules (STC and IIC)

Almost every Tampa condo association sets a minimum sound rating for hard-surface flooring, written into the rules as STC (sound carried through the structure) and IIC (impact sound, like footsteps overhead) numbers. Many buildings require an STC and IIC of 50 or higher, and some Gulf-front and high-rise buildings hold the upper floors to a stricter standard. In practice that means tile, wood-look plank, or stone cannot be set straight onto the slab: the floor needs a rated acoustic underlayment, and sometimes a floating assembly, so the owner below does not hear every step. CMK builds the floor assembly to your building's exact requirement, keeps the product cut sheets that document the rating, and submits them with the board packet so your flooring is approved up front rather than flagged after it is installed.
