The Town of Belleair sits on the high bluff above Clearwater Bay and the Intracoastal, and its story starts with a hotel. Henry Plant opened the Belleview Hotel in 1897 on the highest point of the Pinellas coastline, and it grew into the Belleview Biltmore, one of the great wooden resorts of its era (the preserved Belleview Inn remains today). The town incorporated in 1925, and famed planner John Nolen laid out its tree-lined bluff streets. The Belleair Country Club, with two 18-hole courses and Florida's first grass greens, and the newer Pelican Golf Club still anchor the community. That history shows up in the housing stock. 1920s Belleview-era homes line the Nolen-planned bluff streets, the Country Club Addition and Bayview hold mid-century estates and CBS construction, gated Belleview Island and the fairways around the Belleair Country Club and Pelican Golf Club are lined with golf-course estate homes, and newer homes fill in along the Indian Rocks Road and West Bay Drive corridors. Every one of those eras brings different structure, wiring, plumbing, and permit rules. A contractor who treats them all the same will miss something. We don't.
