FishHawk is the master-planned community of FishHawk Ranch, an unincorporated Newland development in the Lithia area of eastern Hillsborough County, built out largely from the late 1990s through the 2000s along FishHawk Boulevard, Lithia Pinecrest Road, and Boyette Road. Known as Hillsborough County's first "Green Community," it wraps nearly 20 miles of trails, the Park Square town center, and top-rated schools like Bevis Elementary, Barrington Middle, and Newsome High. Craftsman and low-country homes with front porches fill villages like FishHawk Ranch Phases 1 and 2, FishHawk Ranch West, Starling at FishHawk, the Garden District, Central Park, and Osprey Ridge, plus the nearby Lithia, River Hills, Riverview, and Valrico areas. Many of these homes are now 15 to 25 years old and ready for a true upgrade. A contractor who treats a first-phase FishHawk Ranch home the same as a newer Starling build will miss something.
