"Full remodel of the kitchen in our Beach Palms condo in Indian Rocks Beach. CMK opened the galley wall where the building allowed, built a quartz island, and carried every cabinet up two flights by hand since the building has no elevator. Their project manager kept us posted every day and the crew left the shared walkway spotless. Worth every week of the wait."
What We Remodel in Indian Rocks Beach Condos
Condo remodeling in Indian Rocks Beach is its own discipline. Your unit sits inside a shared beach building, so the finished space has to respect the association's rules, the City of Indian Rocks Beach permit, and the plumbing and structure the whole building relies on. CMK Construction has spent over two decades doing exactly that, from a single condo bathroom in a Gulf Boulevard walk-up to a full-unit remodel near the Narrows. Condo work is one part of our full range of remodeling services in Indian Rocks Beach.
Condo kitchens. Tight galley kitchens get reworked within the existing wet wall and opened up where the structure allows, with custom cabinetry, quartz or granite counters, and salt-air-rated hardware. See our Indian Rocks Beach kitchen remodeling for the full scope.
Condo bathrooms. Primary and guest baths are rebuilt within the building's wet walls, with walk-in showers, new tile, and fixtures chosen to resist Gulf-side corrosion. Explore our Indian Rocks Beach bathroom remodeling options.
Full-unit remodels. When you want the whole condo redone, one accountable team handles the kitchen, the baths, flooring, and finishes together, sequenced around one set of board approvals and one stair-access plan. It is part of our wider condo remodeling practice across the Gulf Coast.

Condo Remodeling in Indian Rocks Beach's Low-Rise Walk-Up Buildings
The defining fact of condo remodeling in Indian Rocks Beach is scale. This is not a wall of Gulf-front towers. Most of the town is made up of small, low-rise, two- and three-story "old Florida" walk-up buildings, the kind you reach by an exterior stair and an open breezeway rather than a lobby and an elevator. Buildings like Fifty Gulfside, Reflections on the Gulf, Beach Palms, Reef Club, Sand Castle, Sea Gate, and Holiday Villas II are the norm along Gulf Boulevard and back toward the Narrows. Remodeling a unit in one of them is a different job from either a single-family house or a high-rise, and a contractor who has only done one of those learns the difference on your schedule.
CMK Construction has worked inside these small beach buildings for years, and the same realities come up on almost every job. Here is how each one shapes the work, and how we manage it so you do not have to.
No elevator, so everything goes up the stairs by hand
In a two- or three-story walk-up there is no freight elevator waiting to carry a cabinet run, a stone slab, or a tub to the second or third floor. It all goes up an exterior stair by hand. That changes what can even be ordered: a countertop has to be sized so it can make the turn on a narrow stair landing, oversized slabs may need to be seamed rather than set in one piece, and the crew is scheduled around the extra labor of hand-carrying material up and debris down. We plan the whole material list around stair access before anything is bought, so nothing shows up that cannot physically reach your door.
Protecting shared stairs, breezeways, and walkways
In a small building the stair and the open walkway outside your door are the only way in, and they are shared with every neighbor on the floor. The association holds the owner responsible for any damage along that path. Before a tool comes up we lay stair and walkway protection, pad railings and corners, and keep the shared route clear so a neighbor can always get to their own unit. Daily cleanup covers the breezeway and the stairs, not just the inside of your unit, which is how you stay on good terms with the board and the people you live beside for the length of the job.
Tight beach-block parking and nowhere to stage
The lots on Gulf Boulevard are narrow beach-block parcels with just enough parking for residents and none to spare for a contractor. There is rarely room to drop a dumpster or stage a full delivery on site, and parking is tightest in the winter season when the beach is full. We coordinate smaller staged deliveries instead of one big drop, haul debris out on the building's schedule rather than parking a container on the lot, and keep the crew's footprint to whatever loading space the building will allow. On a narrow beach block in season, that logistics discipline is the difference between a job that runs on time and one the neighbors complain about.
Where your building sits under Florida's milestone law
Florida's milestone structural-inspection law applies to condo buildings that are three stories or taller. A lot of Indian Rocks Beach stock sits right at or below that line, so whether the law reaches your building depends on its exact height and age. Where it does apply, the association may have a milestone inspection or a Structural Integrity Reserve Study underway, and that can affect assessments, building access, and timing. We ask about it up front so your remodel is sequenced around anything the association has scheduled rather than colliding with it.
Older cast-block construction and what is behind the walls
Much of the beach stock here went up between the 1960s and the 1980s in cast concrete block, with in-wall plumbing and electrical from the same era. Behind a dated kitchen or bath you often find original cast-iron or galvanized branch lines, undersized wiring, and block walls that were never meant to be opened casually. We plan for that: cast-block conditions get assessed before demo, in-unit plumbing branches and wiring are updated to current code as part of the remodel, and we work with the building's fixed stacks and structure rather than fighting them. It is the part of an older beach condo that other contractors underestimate, and it is usually where the surprises hide.
We have solved every one of these, in building after building. The realities of a small walk-up beach condo become our problem to manage, not yours, which is exactly what condo remodeling in Indian Rocks Beach demands.
- ✓ Material sized and sequenced for stair-only access with no elevator
- ✓ Shared stairs, breezeways, and walkways protected and cleaned daily
- ✓ Staged deliveries and debris haul-off for tight beach-block lots, no on-site dumpster
- ✓ Aware of how Florida's milestone law applies to three-story-plus buildings
- ✓ Cast-block construction and dated in-wall plumbing and electrical updated within the unit
The Association and Permit Process for an Indian Rocks Beach Condo
A condo remodel has to clear three tracks at once: your association, the City of Indian Rocks Beach, and Florida's building-safety rules. CMK runs all three so the job starts clean and passes on the first look.
City of Indian Rocks Beach permits
Indian Rocks Beach is its own incorporated city, so any condo remodel involving plumbing, electrical, or structural work is permitted through the City of Indian Rocks Beach building department, with Pinellas County involved where it applies. We prepare the drawings, pull the permit, and schedule every inspection under our State Certified General Contractor license, CGC 1516665, with in-house licensed plumbing (CFC 1430533) and Registered Electrical Contractor ER 13016498. You never visit the permit counter.
HOA architectural review and the application packet
Almost every beach building requires the board or its architectural committee to approve the work before it begins. That packet typically includes the scope, drawings, a contractor license and insurance certificate, and a signed alteration agreement. Approval lead time runs from a couple of weeks to a couple of months depending on how often the board meets, and in a small self-managed building that can mean waiting on volunteer owners. We assemble the packet and work with your board or manager so it is complete the first time, instead of bouncing back for a missing document.
Florida milestone inspections and the reserve study
Under Florida's condo-safety law, buildings three stories and taller face milestone structural inspections and a Structural Integrity Reserve Study, or SIRS, on a set schedule. Many Indian Rocks Beach buildings sit right at or below the three-story threshold, so whether this applies depends on your building. Where it does, an inspection or reserve study underway can affect access, assessments, and timing, and we sequence your remodel around it rather than into it.
Stair access, certificate of insurance, and protection
Most buildings require a certificate of insurance naming the association as additional insured before anyone starts, and some hold a refundable damage deposit. In a walk-up there is no elevator to reserve, but there is a shared stair and walkway to protect and a schedule to coordinate so deliveries do not block neighbors. We handle the COI and the access plan with your board or manager as part of mobilizing the job.
Work hours, seasonal windows, and debris
Beach buildings set the hours crews can run noisy work, and many restrict or pause construction during the peak winter season for the sake of seasonal residents. With no room for an on-site dumpster on a narrow beach-block lot, debris leaves in staged loads on the schedule the building sets. We build all of this into the project calendar before demo day.
In-unit branches, building stacks, and slab limits
The building's plumbing stacks and risers are shared and generally fixed, and cutting new penetrations through the concrete slab is restricted without engineering and association sign-off. That is why a condo kitchen or bath is designed to work with the existing wet walls and drain locations, updating the plumbing branch and wiring inside your unit rather than moving the building's stack. Where a change is truly needed, we bring in the engineering and approvals the building requires before any work touches the structure.

Real reviews from Indian Rocks Beach condo remodel clients in walk-up beach buildings along Gulf Boulevard and near the Narrows.
"Our unit at Reflections on the Gulf sits in a small walk-up building and had the original closed-off kitchen. CMK reworked the layout within the existing wet wall, updated the plumbing inside the unit, and our project manager Barry walked us through every step. It finally feels open, and the board approval was handled for us."
"We redid the original kitchen in our 1970s Sand Castle condo with custom cabinets, quartz counters, and new lighting. Picking everything at the showroom in person made the decisions easy. On schedule, on budget, and the install crew protected the stairwell and walkway the whole time."
"Our Sea Gate condo is an older cast-block building and the kitchen had never been touched. CMK designed cabinetry that fits the unit perfectly, updated the wiring and plumbing within the unit, and treated the building with real respect. The result looks like it belongs there."
"Condo at Fifty Gulfside in Indian Rocks Beach, complete kitchen and bath remodel. CMK steered us toward finishes and hardware that stand up to the salt air, which no other contractor even mentioned. The new layout completely changed how we use the place."
"We're in a walk-up condo near the Narrows and wanted a bathroom that's easier to get around in. CMK widened the doorway, built a curbless shower within the wet wall, and staged all the material on the tight beach-block lot without ever blocking our neighbors. The schedule they promised is the schedule they kept."
Smart Questions for Your Indian Rocks Beach Condo Remodel Estimate
Estimates are where good and bad contractors look the most alike. These are the questions that separate them, worth asking any Indian Rocks Beach company before signing a contract, not just CMK, and doubly important when the work happens inside a shared building.
-
Are you licensed and insured in Florida?
Why it matters: Unlicensed contractors can void your homeowner's insurance and leave you personally liable for code violations.
Good answer: A state-issued CGC license number printed on every estimate, plus general liability and workers' comp on file. CMK is CGC 1516665 with Registered Electrical Contractor ER 13016498. -
Do you pull all permits, or do I?
Why it matters: Homeowner-pulled permits make you personally liable for code compliance, not the contractor.
Good answer: The contractor pulls every City of Indian Rocks Beach or Pinellas County permit, handles HOA architectural-review paperwork where it applies, and schedules every inspection at no extra charge. -
Who manages my project day-to-day?
Why it matters: Without a named project manager, you'll spend the build chasing updates from a salesperson who's already moved on to the next deal.
Good answer: A named PM, a real person you can call, who visits the job multiple times per week and communicates daily. -
What's your warranty, and what does it cover?
Why it matters: "We stand behind our work" is not a warranty. Get it in writing before you sign.
Good answer: A written, named warranty that covers both workmanship and materials for at least one year. CMK's Peace of Mind Warranty does both. -
Can I see your showroom and pick materials in person?
Why it matters: Catalog-only selections lead to surprises on install day. Tile and stone look completely different under real lighting.
Good answer: A real, walkable showroom where you handle cabinet doors, countertop slabs, tile samples, and fixtures before anything is ordered. The 4,000 sq ft CMK Design Studio on W. Hillsborough Ave is open to active clients. -
What's your project timeline, and how do you handle delays?
Why it matters: "It'll take a few months" is not a schedule. Vague timelines almost always slip.
Good answer: A written project schedule with named milestones (demo, rough-in, cabinet install, countertop template, final inspection) and weekly progress updates.
